Designing a home is an interactive process and selecting the right team is an essential first step. We believe your home must not only meet your life style and reflect your distinctive tastes and preferences but it also must fit your schedule, budget and standards of quality. We will work with your architect or help you you find an architect sensitive to your needs. Our team of experts will insure that your needs are understood from the beginning of the planning process through the delivery of your finished home. And our process does not stop there. As neighbors, we remain close by should some unexpected repair questions or other issues come up long after delivery.
THE PROCESS
We will meet with you and your architect on site to evaluate your plan, the site, and to discuss any unique requirements you may have. Once your materials are selected and the design specifications approved, we will organize an estimate of costs to aid in all the final selections, prepare a budget for construction loans and if needed guide you through the process of obtaining construction as well as permanent loans. Our experience allows us to facilitate applications for building permits as well as oversee the installation of roads, retaining walls and all utilities including septic systems and rain gardens. Working closely with you and your architect, we can now begin construction based on mutually agreed upon plans, schedules and budget. Throughout construction we will keep you informed of the progress. This provides both parties the opportunity o discuss scheduling, selection and reviews of design decisions.
COSTS
We negotiate a set fee for our services on the full project in lieu of charging on a cost plus basis or fixed bid. Based on our previous success in building homes, we are able to purchase materials and effectively negotiate subcontractor fees at extremely competitive prices. Our attention to schedules and cost controls help many of our clients control (and even reduce) their construction loan costs.
